About Greek Residency by Investment Program
Enjoy Europe without Limits
Greece’s Golden Visa program is both a simple and fast path to EU residency. By investing €250,000 in real estate, you and your loved ones can receive a 5-year residence permit with the possibility of unlimited extensions. Greece’s coveted residency status allows you to live in the country and travel freely throughout the Schengen area without the need for a visa.
The program does not require permanent residence in Greece, making it a convenient option for those who live abroad or travel frequently. Investors can generate income through long-term property rentals, particularly in high-demand locations such as Athens, Thessaloniki, and popular tourist regions where the real estate market continues to grow.
As of December 2025, a total of 79,056 residence permits had been issued under the program, including 27,786 to main applicants and 51,270 to their family members.

Investment Options for Greek Golden Visa
Participation in the program involves purchasing a property with a minimum value of €250,000. The residence permit can be renewed every five years, provided the investment is maintained. The property can be rented out on a long-term basis, allowing investors to generate passive income. One of the key advantages of the program is Greece’s flexible financial policies, a variety of payment options, and a pragmatic approach to source-of-funds verification, which helps streamline and simplify the process for investors.
Converted real estate
Option 1
€250,000
Minimum investment
- Acquisition of residential property converted from commercial use.

Important: The property can be located in any region of Greece and is not subject to minimum size requirements. Residential units converted from commercial buildings typically include modern apartments in former office spaces, business centres, or apart-hotels acquired by developers for full redevelopment. These projects are completed using high-quality materials and modern specifications, resulting in energy-efficient and environmentally friendly residences comparable to new developments.
Real Estate in Specific Regions
Option 2
€400,000
Minimum investment
- Acquisition of real estate in all other regions of the country, for example, in Chalkidiki and the Peloponnese.
- Funds for this option must be invested in one unit with an area of at least 120 sq. m.
Real Estate in Premium Locations
Option 3
€800,000

- Purchase of real estate in key regions: Attica, Thessaloniki, Mykonos, Santorini or on islands with a population of over 3,100 people.

How to Get Greek Residency
Become EU Resident in 6 Steps
We offer expert support throughout the entire Greek residency process, ensuring clear, accurate, and attentive guidance at every step. Our Athens-based team works closely with you to prepare and submit a successful application.
Consultation with an immigration expert
We will conduct a preliminary check of the investor for compliance with the program requirements. Our specialists will select the best option for participation based on your goals and capabilities.
Real estate selection
We will offer only the best properties that match your preferences and budget. You can visit Greece to view those selected or choose an option remotely – we can organise an online viewing. A deposit of 10% of the property value is enough to reserve a property.
Making a purchase and registration
The purchase and sale agreement is concluded with a notary. Personal presence is not required – the transaction can be carried out by a Greek lawyer under a power of attorney. The investor pays the full cost of the property, taxes, fees and takes out health insurance.
Submission of documents for a residence permit
Our specialists will submit your residence permit application and arrange the collection of biometric data at the migration authorities in Greece. For this step, all family members over the age of 6 must visit the country after receiving a temporary residence permit (White Paper) to provide their biometrics and photographs.
Biometric enrolment
Applicants are required to attend an in-person appointment in Greece to provide their fingerprints and have a photograph taken.
Obtaining residency
Our lawyer will pick up the residence permit cards and send them to your address of residence.
