About Cyprus Residency by Property Investment Program
Your Gateway to EU Living
Permanent residency in Cyprus offers the opportunity to obtain lifelong European residency through the purchase of new real estate from a developer starting from €300,000 + VAT. The processing time is from just 8 months.
Through this program, you and your family members gain the right to live, study, conduct business, and access medical and financial services in Cyprus. There is no requirement to reside in Cyprus permanently to maintain your status. You may rent out the acquired property and generate a stable passive income.
An additional benefit is the favourable Non-Dom tax regime, which exempts foreign residents from taxes on dividends, luxury, capital gains, gifts, inheritance, and defence contributions, making Cyprus not only a comfortable but also a financially attractive place to live.
Cyprus is actively working towards joining the Schengen Area, which will in the future expand opportunities for free movement across Europe.

Our team provides full support in obtaining Cyprus residency through real estate investment — from selecting a qualifying property and handling legal paperwork to guiding you through the application process and securing residence cards for the entire family.
Consultation with our immigration experts
Our specialists will carefully study your situation, inform you about the conditions of the Cyprus permanent residence program, help you to collect and check the required documents, and also meticulously select real estate properties that match your preferences.
Selecting and purchasing real estate
You can come to Cyprus to personally view the selected properties and make a 10% advance payment. If a trip is not possible, we will arrange a remote viewing of the property. Once the property is selected, our lawyers will ensure a safe and prompt transaction.
Preparing documents and completing the purchase
Our consultants will prepare all the documents, making sure that they comply with the program requirements. Then the investor must pay VAT (later it will be possible to receive a tax deduction). The property must be purchased before applying for a residence permit.
Obtaining permission from the Council of Ministers
Foreigners who are not EU citizens are required to obtain permission from local authorities to purchase property in Cyprus.
Applying for permanent residence
We will forward the application and all accompanying documents to the Department of Civil Registration and Migration. The review process usually takes several months.
Application approval
After checking the documents and receiving a positive decision, the applicant receives an immigration certificate.
Obtaining a resident card
Within a year of receiving the certificate, the applicant and his/her family must visit Cyprus to submit their biometric data and receive resident cards. After 8 years and upon fulfilling a number of conditions, residents can apply for Cypriot citizenship.
